Terms of Service — Apartment

1. Subject of the Contract

This document establishes the terms and conditions applicable to the booking, use, and stay at the local accommodation identified by the host. By making the booking, the guest fully accepts these terms.

2. Booking and Payments

  • The reservation is considered valid after confirmation from the platform or the host.

  • Payment is made according to the terms defined by the platform (e.g., Airbnb) or as agreed directly.

  • The following may be required:

    • Security deposit to cover damages;

    • Cleaning fee;

    • Municipal tourist tax, when applicable.

3. Check-in and Check-out

  • Check-in : 4:00 PM

  • Check-out : until 10:00 AM.

  • Check-ins or check-outs outside of scheduled hours may incur additional costs and are subject to availability.

  • The guest must communicate their expected time of arrival in advance.

4. House Rules

  • Smoking is prohibited inside the accommodation.

  • Parties and events are not allowed.

  • Pets are only allowed with prior authorization.

  • Respect the neighbors' right to rest between 10 PM and 8 AM.

  • Responsible use of water, electricity, and equipment.

  • It is forbidden to accommodate more people than the number indicated in the reservation.

5. Guest Responsibilities

  • Keep the accommodation in good condition during your stay.

  • Report any damage, malfunction, or incident immediately.

  • To compensate the host for damages caused beyond normal wear and tear.

  • Make sure doors and windows are locked when leaving.

6. Cleaning

  • The accommodation is provided clean and in good condition.

  • The guest must leave it in a reasonable state (trash collected, dishes washed, etc.).

  • Additional cleaning fees may apply if the accommodation is left in poor condition.

7. Safety and Responsibility

  • The host is not responsible for accidents, losses, or personal injury during your stay, except when resulting from proven negligence.

  • The guest is responsible for the security of their belongings.

  • It is forbidden to use the hosting for illegal purposes.

8. Cancellations and Refunds

  • Cancellation policies defined on the platform or agreed upon directly apply.

  • Cancellations due to force majeure will be evaluated on a case-by-case basis.

9. Personal Data

  • The data provided by the guest will only be used for legal purposes, including mandatory reporting to the SEF (Foreigners' Accommodation Service).

  • Data processing complies with the GDPR.

1.0 . Conflict Resolution

  • Any dispute will preferably be resolved by agreement between the parties.

  • In the absence of an agreement, Portuguese law applies and the competent court is that of the area where the accommodation is located.
